Do you offer exclusive use of Lower Marsh Farm?

Yes. For weddings (excluding elopements), your booking includes exclusive use of the venue and accommodation included within your package, allowing you and your guests to relax and celebrate in complete privacy.

How far in advance should we book?

Popular summer weekends often book 12–24 months in advance. However, midweek weddings and elopements are frequently available at much shorter notice, so it’s always worth getting in touch to check availability.

Can we book a last-minute wedding or elopement?

Yes. Subject to availability, we’re often able to organise weddings and elopements with as little as 4–6 weeks’ notice. If you’re planning a more spontaneous celebration, please do contact us—we’ll do everything we can to help make it happen.


Can we arrange a viewing?

Of course.

Can we bring our dog to our wedding?

Absolutely! Dogs are very welcome at Lower Marsh Farm. We know they’re part of the family, so we’d love them to be part of your special day. If you’d like, we can also recommend a professional dog chaperone who can care for your dog during the ceremony and celebrations.


Can we have an outdoor ceremony?

Yes. We have several beautiful outdoor ceremony locations across the farm, from peaceful courtyards to riverside and meadow settings. During your viewing, we’ll be delighted to show you our favourite spots and help you choose the perfect location for your day.

What happens if it rains?

We always have a Plan B. The best alternative depends on your chosen ceremony location and the style of your wedding, and we’ll discuss the options with you during your viewing so you can feel confident whatever the weather decides to do.


What is the booking process for a civil ceremony?

Firstly, we ask that you provisionally reserve your preferred wedding date with us. We can hold a date for up to one week while you contact Cornwall Registrars to check availability and book your ceremony.

Once your ceremony has been confirmed, you can secure your booking with us by paying your booking deposit. You can then move on to arranging your marquee or tipi, caterers, florist, photographer and other suppliers.


What are the payment terms?

A non-refundable booking deposit is required to secure your wedding date.

The remaining balance is payable as follows:

  • 50% of the outstanding balance – 6 months before your wedding
  • Final balance – 3 months before your wedding

A refundable damages deposit of £1,000 is payable two weeks before your wedding and will be returned within two weeks of your departure, less the cost of any damage if applicable.


How many guests can stay at Lower Marsh Farm?

We can accommodate approximately 20–22 guests across the following properties:

  • Kingfisher Barn – sleeps up to 10 guests across four bedrooms (plus space for cots in two bedrooms).
  • Bulrush Barn – one bedroom, sleeping up to four guests using single beds. This is often ideal for the bridal party before the wedding, after which it can be prepared with a super king bed for your wedding night.
  • Orchard Cottage – a ground-floor studio cottage sleeping 2–3 guests, with an en-suite bathroom, kitchen, dining and living area.
  • Three yurt cabins – each sleeping two guests, perfect for the groom and best man or close family and friends.
  • Pool House – if not required during your wedding day, this can also be used as a ground-floor en-suite bedroom.

If any of your party has accessibility requirements, we are happy to discuss what we can offer to meet individual needs. Orchard Cottage and the Pool House are located on the ground floor with level access.

We’re also happy to recommend nearby accommodation for additional guests and can help organise local taxi services.


Can our guests book and pay for their accommodation directly?

Yes.

We ask that you first let us know which guests you would like staying in each property and provide us with their contact details. We’re happy to advise on the most suitable accommodation for different groups and can suggest how the accommodation costs might be shared.

If any guest payments remain outstanding, responsibility for these rests with the couple booking the wedding.


Can we stay longer?

Yes, this is often possible but please do discuss your plans when booking.


Will someone from Lower Marsh Farm be there on our wedding day?

We live on the farm and at least one member of our team will always be on site throughout your stay.

From the moment you book, you’ll have a dedicated point of contact. On your wedding day our team will be available to:

  • Welcome suppliers,
  • Assist with parking and signage,
  • Help direct guests,
  • Support the smooth running of the day,
  • Liaise with your wedding planner (if you have one).

We’re there quietly in the background to ensure everything runs as smoothly as possible.


Do we have to use your preferred suppliers?

For marquees, tipis and toilets, we have a list of trusted suppliers who know the venue well.

We don’t provide in-house catering, so you’ll need to use an external caterer. You’re welcome to choose your own, or we’d be delighted to recommend experienced local caterers who know the venue.

If you’d prefer to use alternative suppliers, we’ll simply ask them to visit the farm beforehand so we can ensure they’re familiar with the venue and that their services are suitable. We’ll also require evidence of appropriate public liability insurance.

Florists, photographers, celebrants, musicians, hair and make-up artists are entirely your choice, although we’re always happy to provide recommendations.


Can we have food trucks or street food?

Yes, we love this relaxed style of catering and have the same requirements as above for all caterers.


Do you charge corkage?

No.

You’re welcome to provide your own drinks and we do not charge corkage. Many caterers also offer a full bar service, and we’re happy to recommend an excellent local wine merchant if you’d like assistance sourcing your wines.


Does your wedding price include the marquee or tipi?

No.

Our venue hire doesn’t include a marquee or tipi, allowing you complete flexibility over the style and size of your celebration. We can recommend several excellent suppliers who regularly work at Lower Marsh Farm.

Marquee and tipi companies will usually also provide:

  • Catering tent or kitchen area
  • Electrical supply
  • Flooring
  • Furniture
  • Lighting

Many can also arrange luxury toilet facilities, or we can recommend specialist suppliers.


Can we use confetti?

Absolutely.

We simply ask that only natural biodegradable petals are used. Depending on the season, we often have dried petals collected from flowers growing here at the farm, including roses and wisteria, which you’re very welcome to use.


Do you allow live bands?

Yes.

Live bands are welcome, normally for indoor performances, and should finish by 11.00pm. Music should remain within a maximum sound level of approximately 95–97 dB(A). We will need to discuss power requirements with your chosen band preferably prior to booking them to ensure all will work smoothly.


Can we have a fire pit or outdoor evening area?

Yes – we can suggest a selection of locations including our meadows and walled garden.


What time does the evening finish?

  • Last orders: 11.30pm
  • Bar closes: Midnight
  • Music finishes: Midnight (live bands by 11.00pm)
  • Non-residential guests depart by 12.30am

What are the parking arrangements?

There is parking at the farm for approximately 10 vehicles. For larger weddings, the church car park providing additional parking.

If you’re using the courtyards for your ceremony or wedding breakfast, we usually recommend using the church car park at the end of our drive. For suppliers, it helps keep the atmosphere calm here if they unload and then park in the church car park.


Is there an electric vehicle charging point?

Yes, we have 2.


Can we have a pre-wedding or post-wedding photoshoot?

Yes, you can arrange this for any point during your stay. If you want to schedule this for a date outside of your stay, please contact us to discuss options and costs.
